The “Remodeling Impact Report” put out by the National Association of Realtors says that you can expect a 67 percent return on the national median cost of $30,000 that you might spend on a kitchen upgrade. Still, it’s not quite that simple. You have to do your homework. Talking to a real estate professional might be the first step. They will know your neighborhood and what people expect to see in a home. While certain real estate websites will have some of that information, there is no substitute for the local expert.
But what are the areas that you should concentrate on? Let’s take a look at what we’ll call the big three.
First, check out your cabinets and see if they are up to date. If they aren’t, you’ll want to find something that is a little more timeless. If the cabinet themselves are in solid shape, you might consider refacing them as that can often save money and still provide an update.
Second, new countertops just might be the thing that people look for most. If yours are a little behind the times, you will have to know what other homes at your price point have in them. Potential home buyers love granite or other natural stone products. What to keep in mind is that while you might like certain styles, neutral is the key here. Buyers tend to look for that when they search for the perfect home purchase.
Lastly, appliances, if they are included in the sale of your home, can make or break a sale. The go to here would be stainless steel. They are considered by many to be the new neutral and many buyers expect to see them in the updated kitchen.
